   :gen013: We are one step closer to having our "new" retreat/retirement/BOL property.  Just filed the final paperwork on 70 acres in the derby Indiana area. 90%  is wooded, gently rolling hills with several good building sites. The back boundry of the land is a small river/ large creek. That flows year round. It has on area with a large bluff about 30' tall made of rock that would make a good "cave" for a root cellar, storm shelter, has a huge amount of large trees, about 80-90 are nut trees, ( walnut, hickory,oak,) as well as what looks like about a dozen pecan trees, 8-10 mulberry and wild cherry trees. About 1/2 an acre or so of wild blackberry vines. Some wild grapevines, there is one spot that is clear and level enough for a large ( couple acres) garden spot with a couple other nearby clearings for berry bushes, fruit trees and such.  As soon as things are complete I'll be going up ( 1 1/2 drive) and start working on it and laying out home site, place for chickens etc., maybe a couple of bee hives and the like.  As I do I'll post pics.

Out of curiosity, how much are you paying an acre up there?

  off the land we bought is considered "undevelpoed" and "rural" add to it being at the end od a gravel road that is not state maintained made the price a steal. We paid $45,000 for it including all fee's and costs.

 Mike  the piece we bought has telephone service at the road side. So my options are dial up or sattelite internet. I can also use my cellular ( AT&T) card for internet access in the area. The property actually is right next to where we go on vacation and I have fair wireless internet there.  As for permits and inspections. If I build I will have to have county permits and inspections for residential structures. However if/when I build a pole barn I won't need permits/inspection unless it will be "on grid" Which I don't plan on doing. Hope to have it 100% solar and the house/cabin at least 75% solar.

 About $250.00 a year'


How far are you from the Ohio river?
Via the road about 1 1/2 miles.  By the creek about 3/4 mile.

How far are you from your daughter?
aprox. 2 1/2 hours away.

UPDATE!!!  Have been so busy I have gotten behind in my postings. Well finally got everything finalized on the land. now it belongs to me the wife and of course the bank LOL. We did get a suprise however when we got the survey results. ( Something that was a last minute requirement) Seems that the previous survey was wrong. The parcel we bought is actually 77 acres. Instead of 70. We are now working on plans for a cabin that we hope to start on this fall. Will try to do better updates.

You may well stay that busy for a number of years.  I know we did after we moved onto the land.

Hey, we need to know something about arability and growing days. You probably have richer soils than we do. If you have time for some crops we've got stuff you might want to test out there. More next year.

 Thanks  Atash.... The land does seem pretty good soil. Most of it is wooded and the dirt is a rich almost black color. Thanks to Lady Lila sending me some wonderful seeds that I am starting inside I plan on putting some of the plants ( If I have any luck getting them started as I've never done that kind of seeds before) Here at our current home and some at the BOL. I have already met one of my "neighbors" who is my nearest and lives about 3/4 or so of a mile away. I stopped and said hello last time there when I saw him out near the road fixing a fence, Told him who I was and what land I bought and asked if he needed a hand with the fence, he was quick to say yes. His come along he was trying to streach fence with had broke. So I grabbed mind out of my jeep topper and we used it to fix the fence. He was suprised at me carrying one! Told him about keeping stuff like that "just in case" well we talked about an hour and I noticed a huge pile of old railroad ties about 50 yards away and mentioned them. He said his brother gave them to him and while old were still solid. He said if I want them or some of them to help myself. Told him I would love to have some to make raised herb beds. So next time we go up in a couple of weeks I'm going to take my trailer and get a bunch and move them over to our place and set up some beds. Plan on eventually having a couple dozen different herbs planted. So once that gets going I'd love to try some different plants and even maybe start a plant exchange with anyone here thats interested.

Congratulations on the great BOL, the soil and those prices sound oh sooooo wonderful.

Might want to be careful how you use those RR ties. I have been told that creosote treated and CCM treated woods will transfer some bad nasties to the soil. Could be OK for herbs but would be very careful with food stuffs. Anybody else have more accurate information on re-purposing RR ties?

black soil, WOW, more than 40 inches of rain from the sky every year, WOW. Next time you get a chance reach down and scoop up a handful of that dirt and give it a smell. What does it smell like?
